Terms and Booking Conditions

The website

The descriptions, photos and prices on this site are given in good faith but may change. The details that apply to your stay are the ones confirmed when you book.

Booking

You can ask for dates by email, through the contact form, by phone or on WhatsApp. A booking is confirmed only when we confirm it to you in writing, by email or WhatsApp, with the dates, the number of guests and the price. If you book through Booking.com or Airbnb, that platform’s conditions apply to your booking instead.

Prices and payment

Prices are in euros, for the apartment, per night. The price on this site is the lowest of the season; the final price is the one in your confirmation. Stays of 6 nights or more have 15% off, and stays of 12 nights or more 20% off. Breakfast is optional and charged separately. Bookings made directly with us are paid by bank transfer.

The City of Como’s tourist tax is not included: €3 per person per night, from the age of 14, paid during your stay.

If you cancel

• Up to 72 hours before arrival: free of charge.
• Later than 72 hours before arrival, or if you do not arrive: 50% of the total amount.

A stay is accommodation booked for specific dates, so the 14-day right of withdrawal for distance contracts does not apply (Italian Consumer Code, art. 59(1)(n)); the cancellation terms above apply instead.

Your stay

• Check-in is from 16:00 and check-out by 11:00. Early check-in and late check-out are often possible, depending on availability: ask us.
• The apartment sleeps up to 2 guests, and the minimum stay is 2 nights.
• Italian law requires every guest to show a valid identity document on arrival.
• Pets are not allowed.
• Please treat the apartment as your own home. You are responsible for damage caused during your stay beyond normal wear.

Liability

Nothing in these terms limits your rights as a consumer or any liability that cannot be excluded by law.

Applicable law

These terms are governed by Italian law. If you are a consumer, you also keep the protection of the mandatory laws of the country where you live.
